Living in AU Park and Spring Valley

AU Park, or American University Park, is located on the Washington D.C. side of the D.C. – Maryland border. It is named for the university that is located in the adjacent neighborhood of Spring Valley.

This community is surrounded by several other prominent DC neighborhoods, including Friendship Heights, Tenleytown, Embassy Park, and Spring Valley. Geographically, AU Park is one of the highest parts of Washington D.C. It has an elevation of around 400 feet, much higher than the nearly sea level communities closer to the Potomac River.

Both AU Park and Spring Valley have a distinctly suburban feel, with winding, tree-shaded streets and mature landscaping. They are primarily residential, with a smattering of shops and restaurants in their border areas.

Nearby Friendship Park, or Turtle Park, is a popular spot to hold community events and activities. Highlights include ice cream socials, a Halloween Festival and movie night, and a community Easter Egg Hunt.

This area is also located near several top-notch shopping districts, including the upscale indoor mall at Friendship Heights / Mazza Galleria and the historic Spring Valley Shopping Center on Massachusetts Avenue.

In addition to the main campus of American University, Spring Valley is also home to the Wesley Theological Seminary which features a lovely Cherry Blossom garden in the spring.

Real Estate in AU Park and Spring Valley

The real estate in AU Park is almost entirely composed of single-family homes, many of which date back to the 1920s and 30s. However, the majority of the properties have been updated and renovated since then, ensuring that you will be able to take advantage of every modern convenience if you choose to purchase a home in AU Park.

The homes in AU Park are similar to those in Spring Valley and Wesley Heights, which is unsurprising since the same company, the WC and AN Miller Company, developed all the neighborhoods.

The homes in AU Park are located on relatively small lots and as such, they are all close to their next-door neighbors. The homes typically do not have driveways – residents usually park on the street if they own their own vehicles – and they have large front porches or stoops. These communities tend to be close knit. It is not uncommon for neighbors to sit outside together in the evenings or on weekends.

Homes in Spring Valley tend to be larger and to sit on roomier lots. Colonial Revival is the predominant architectural style, though you’ll also find residences whose interiors have a more Arts and Crafts sensibility.

Real estate in AU Park and Spring Valley is among the most sought after in the District and the area is popular for families with young kids. This is reflected in the ever-increasing home prices here, with many properties already at or hovering near the seven-figure range.
