Palisades and Kent

The Palisades is a neighborhood in Washington D.C. that is nestled against the Potomac River. This community spans the area between the Maryland – D.C. line and the Georgetown University campus. Just to the east of the Palisades lies Kent, another suburban community.

These two adjacent communities in the northwest corner of D.C. were first settled during the Civil War and have a long history of inclusiveness. Previously a primarily rural area, it would become a collection of small communities. Eventually, the larger land lots would be subdivided and sold as individual building plots, paving the way for the suburban neighborhoods that we now know today.

The Palisades is served by District of Columbia Public Schools (DCPS). It has its own elementary school – Francis Scott Key Elementary School – that serves around 300 students. It also has its own library, the Palisades Neighborhood Library, which resides in a renovated schoolhouse.

Operated by the National Park Service, Fletcher’s Cove is a top spot for fishing and other outdoor recreational activities. This area surrounds Fletcher’s Boat House, which has been a popular spot to visit since the 1850s and includes a bait shop, canoe rentals, a picnic area, and a snack bar.

The adjacent Abner Cloud House is the oldest building on the canal. Constructed in 1802, it has seen over 200 years of use. It was originally used as a private residence as well as a storage space for grains waiting to be shipped.

Palisades, DC Real Estate and Kent Washington Homes for Sale | Best Neighborhoods in Washington, DC

The Palisades is a little more low profile than other suburban DC neighborhoods and it’s primarily residential, which means it doesn’t get a lot of visitors. Its view of the Potomac River, however, makes it a popular place for people to come and watch the sunset.

The housing stock here is made up mostly of an assortment of single-family homes, from early 20th century bungalows to gracious Colonial Revivals. There’s also a sprinkling of townhomes, condos, and apartment buildings.

The homes on Potomac Avenue are situated atop a bluff overlooking the Virginia coastline and the sparkling waters of the Potomac River, making them some of the most sought-after properties in the area.

Another well-known section of the Palisades is the neighborhood of Potomac Heights, one of the more upscale sections of the community. Here you will find massive, two-story estate-style homes that often sell well above the $1 million mark. Other nearby areas have more affordable housing options and feature smaller homes and townhomes. Overall, the median home price in the Palisades is already in the seven-figure range.

The homes in Kent tend to be larger and more upscale – and they typically come with a high price tag. This is one of the most affluent areas in the DC metro area, and with its tranquil, leafy streets and elegant Colonials, it is easy to see what draws people here.
