16 Street Heights and Crestwood

One of Washington D.C.’s suburban neighborhoods, 16th Street Heights is located on the northern side of Columbia Heights and the two communities could not be more different. While Columbia Heights is a shopping, dining, and entertainment hotspot, 16th Street Heights, as well as neighboring Crestwood, is a primarily residential area.

Virtually surrounded by Rock Creek Park, which accounts for its secluded feel, low-key Crestwood is one of the few neighborhoods in the District where you will find a predominance of single-family homes.

Living in 16 Street Heights and Crestwood

Both 16th Street Heights and Crestwood have maintained a lower profile than other nearby neighborhoods, but have gradually been attracting more and more notice from home buyers over the years. It’s easy to see the appeal – with their tranquil, leafy streets, spacious homes, and strong sense of community, these are suburban-type neighborhoods that just happen to be within the District.

Because Crestwood is right next to Rock Creek Park, residents have easy access to a wealth of green spaces. The park, which was established in 1890, is overseen by the National Park Service and is the 3rd oldest national park in the United States. This 1754-acre park is centered on Rock Creek, with beautiful bridges spanning the creek and plenty of trails that are great for walking or horseback riding.

This is also where you’ll find the Carter Barron Amphitheater, where D.C. residents can attend free cultural events and concerts during the spring and summer. The William H.G. FitzGerald Tennis Center is located just up the street and hosts several tennis tournaments throughout the year.

Street Heights and Crestwood Real Estate | Best Neighborhoods in Washington, DC

The housing stock in 16th Street Heights consists mostly of single-family homes, with a few duplexes and rowhouses thrown into the mix. As for architectural styles, these range from Colonial Revival to American Foursquare. The median home value has been trending upward in recent years.

Several new developments of condos and townhomes have recently been built, and most of these properties have patios or balconies, with the top level units having rooftop access to open air terraces.

Nearby Crestwood has an even more impressive selection of homes and lots here tend to be larger as well. There are plenty of grand Colonials here as well as a sprinkling of post-WWII ranch homes and some rowhouses.

In both neighborhoods, the streets are wide and the homes are far back from the road. This is a leafy area and homes are surrounded by wide lawns and lush, mature landscaping. The area is just a short commute from Downtown DC.

In general, the real estate market in this area is thriving, with homes selling quickly and for close to and even more than their asking price. Home values are expected to rise even higher in the future, making now a good time to invest in property here.
